1. Land Controversy
The plot to build Antilia was bought by Mukesh Ambani for $4.4 million in 2002. The land previously belonged to a Muslim charitable trust. This trust operated an orphanage in a separate location of the city.
The controversy around the purchase emerged after the sale. The then Maharashtra Waqf and Revenue Minister, Nawab Malik, claimed that the Waqf-owned land had been put up for sale for the “education of underprivileged Khoja children.” Several critics also alleged that he property was purchased by Mukesh Ambani at an auction below the market rate of the plot.
Mukesh Ambani, at the end, was able to get a no-objection certificate from the Waqf Board. After this, the construction of the most luxurious home in India began.
2. Dismissal of PIL by Bombay High Court
On July 28, 2025, the Bombay High Court dismissed a Public Interest Litigation challenging the land sale for Antilia. The court ruled that the issue was already settled and didn’t need additional intervention. Filed in 2007, the PIL alleged irregularities in the 2003 land sale and sought to return the property to the Maharashtra State Waqf Board. However, the court accepted Antilia Commercial’s argument that the property was a secular trust, excluded from Waqf Board jurisdiction, and that all essential approvals were obtained.
3. Vastu Controversy
Construction for the most luxurious house in Asia might have ended in 2010, but the Ambani family didn’t move in for quite some time. This led to rumors about the delay.
Conjectures were based on the fact that Mukesh and Nita Ambani have a reputation as strict believers of Vastu Shastra. They had apparently not moved in due to certain Vastu issues in the property. Vastu is an ancient doctrine of Indian architecture that stresses directional alignments to ensure spiritual harmony. Any disruptions to this alignment can result in disharmony.
Their grand home was ready in 2010, and the subsequent housewarming function was held in November of that year. But the Ambani family of Mukesh, Nita, and their three children– Isha, Akash, and Anant –didn’t move in until 2011. Until late 2011, the family still resided in their Cuffe Parade home in South Mumbai. They would attend events or parties at Antilia and return to their previous abode, the 14-storey Sea Wind.
At that time, many believed that it may have something to do with the new home’s Vastu Shastra. Basannt R Rasiwasia, Vastu expert with a high-profile client list, remarked in an interview with the New York Times, that Mukesh Ambani’s house floors didn’t adhere to Vastu principles. According to him, the building’s eastern side didn’t have enough windows for natural light.
Nita Ambani squashed all these rumours, claiming the family had already moved in during 2011. She called the conjectures “media exaggerations”, claiming Vastu had nothing to do with the delay.
However, before moving into the most luxurious house in Asia, the family conducted a Griha Pravesh puja that lasted 10 days. The combination of many rituals added fuel to the rumors, with people claiming it was done to clear the Vastu defects.
